This could be a way to guarantee a steady stream of income while still working on higher-margin deals separately.Technically, that wouldn’t be wholesaling as I understand it (and may cause you some trouble in your search) but partnering with a dedicated marketer/closer in this way could be interesting.  

I've seen some great designs in the container or mini-MCM realm, however a lot of those have square footage that is closer to a small house than a true tiny home.

My calculations say that this complex should be getting closer to $400K NOI at 95% creating a property value of  $6.5m. 

However, in Reston, long term rental rates are a lot higher and the MTR rates are closer to 1.5 - 2x long term rent. 

A TM can be trained in 4 hours to close for an appointment and a closer can be trained after 2 weeks of being an appointment setter.
