Getting a little more granular should help you get a little closer to an accurate projection that you feel more comfortable with.  

Here is what I would do if it were my rental (complete with granular details) assuming this is not a luxury rental and you are just looking for fair "rental condition" and some low cost wow factor (or at least some "ok decent" factor)....First I would pull the knobs and TSP (I like the powder mixed with water) the cabinets and use the abrasive side of a Scotch Brite sponge--just dip it in the TSP (and hotter water cuts the kitchen greases)... 

I think marketplace geography targeting is probably okay but be super careful if you target any more granular than that.

BP can then add fields/granularity later if there is a demand.

This means that you can now spend all that time and energy kicking tires, running numbers, visiting the property, etc, knowing that, if everything meets your granular criteria, the seller must sell you the property.  

There are heavy stains on the North facing shingles and the granular material is loose on shingles, which are signs of wear and age and indicate that the roof may be nearing the end of it's useful life.

High level, I understand how the seller financing works, but dont know the granular stuff of how to get it into an agreement and serviced.

Something to keep in mind when screening is that your prospective tenant might have a criminal record anywhere in the US, so be sure to do nationwide credit, criminal, and eviction and supplement those with local searches where you feel you need a more granular look.
