This is challenging but doable.Having said this, globally-speaking, what I know is how to rent a nice unit, with new cabinets, granite countertops, and stainless appliances.

Does he get to refuse a low selling price after fix up, do you get to refuse subcontractor pricing for specialized labor like granite install?

We downsized from 1700 sqft SFH, granite countertops, 2 car garage to a 950 sqft roach-infested 2 bedroom apartment.

Try to find similarities in the color schemes and finishes (some areas can get away with cheap counters, others have granite, some quartz, and a few are marble).  

A much more costly option then since materials/labor will naturally be more expensive, all new granite again, all new backsplash, etc.
