What you might do is keep paying for the service until their lease expires, to keep a goodwill relationship, and let them know the new lease will not include the service without a rent increase to cover it.

If you're not far from the property I would should goodwill and bring some ice to each of the tenants, to put into their fridge.If it's just one tenant and it's cold, maybe put them up in a hotel for 1 or 2 nights.I would definitely take care of the meat guy, maybe bring a cooler with ice, and do something else for the other tenants.

It also depend --if it includes a business --such as liquor store, c store, several rentals -- a hotel --each will have different clauses --start with LOI --and have an attorney draw up actual contract --must have draft prepared based on buyer and seller understanding - also need to involve buyer's accountant --for break down of components for maximum tax benefits for new buyer --such as RE, Equipment, Inventory and good will.
