It was a frequent occurrence that something they would ask for was not available.  

I’m also a bit skeptical of an all-in purchase/rehab at ~$115K grossing $2400/mo in rents.

Call me a skeptic but I find it hard to believe there are properties trading in 19147, 19148, 19123 or even 19134 at a 14% cap rate.

Going forward, STOP blind trusting people, especially people who say "trust me" those are the #1 people you should be most skeptical about.

and if you can't get approved for a conventional loan, you may be eligible for a DSCR loan.with that said... i am extremely skeptical that you can cash flow $500 a month including the debt service on the mortgage AND the HELOC plus all the expenses. 

How frequently were they late?
