These are primarily our seller credibility brochure but being a tri-fold I thought I could mail them as well and see how that works.The dilemma is that I did not give adequate consideration to the disclosure requirement to disclose my wife's real estate license in the marketing materials.

With an FHA loan there are two advantages: 1) you only have to put 3.5% down, and 2)there is the possibility of folding a 203k construction loan into an older property, which is also covered on the loan, and will allow you to renovate without dipping into your own money.

I'd highly recommend getting or building a website that is setup to convert above the fold, start an AdWords, Facebook, or Bing paid campaign, and start producing content that you can share around to get links back to your site (this will help increase your SEO ranking over time).

@Rhonda Eaves I takes roughly .40 cent to create letter, stuff and fold an mail out..Postage .31 centPaper .01 centEnvelope .01Ink i cant really pin point the exact cost of that..But i have a really two really good printers and their set to get the best out of the ink usuage..I can get about 3000 (give or take) prints per $125 spent on ink...and .05 per enveloped stuffed and folded...Its cheaper to do you own, and you'd save alot more money.

Drawback of Real estate investing it has cycles , and now I believe we on an uptrend. ( nobody knows the top) Even rental income is predictable, repairs and vacancies are unpredictable10%... you know the advertised 10y average for stocks is 7%, most get 5%.. and anyone worth their salt in Real Estate Investing smokes 10% six to ten fold.

A few contributing factors: (1) my wife already worked remote pre-COVID and my employer is WFH until at least early next year, (2) we're paying an ungodly amount in rent for a tiny apartment without any of the original benefits of living in the city, and (3) we plan to spend the next 3-5 yrs on the west coast before eventually moving back east.The current strategy I'm debating is two-fold.
