pretty sure in most any state the listing agent would be in Deep Trouble.. your recourse is to the Broker of the listing agents firm.. 

Unfortunately we have discovered that the guests of a couple of tenants were not being upstanding citizens and got themselves in trouble with the law.  

If there's some kind of trouble between them, it will surely show up again if and when you wish to go forward with an offer.

I run a large group of Philly small landlords and see the big trouble folks run into only because they lack experience and a good coach if you can find one will help you avoid costly rookie mistakes.

@Ryon Pax, I think you got yourself in trouble because you didn't think of your rentals as a "business".

We also have two newer houses that are fairly trouble free.

Could save a lot of trouble and be accomplished relatively easily.
