33150 best urban zip for development in my opinion with most upside and most underpriced land.we look at deliveries 2x under the middle and it's one of the fastest and highest appreciating zips due to it's proximity to north beach.

And some just skip the rentals all together and just make HML PML buy debt etc etc.. thats more my speed..

Cold calling them is usually the fastest way to get ahold of potential motivated seller.    

Definitely looking to do it the fastest way even if it costs money.
