I can't justify the expense of installing new hardwood flooring, so carpet it is.I always install porcelain (porcelain is tougher than ceramic) versus any kind of vinyl flooring, whenever possible, for all the good reasons already stated.

@Mindy JensenI’m doing a bathroom remodel now kept the tub It’s a porcelain tub will clean up great and doing a 6” tile new cement board new plumbing and no worries for 20 years or more.

Then, the bolt passes thru an oversized hole in the toilet base, and the nut cannot be overtightened due to the potential the porcelain base can crack.

I have access to carpet, porcelain & natural stone tile, cabinet and countertop wholesalers.

I put the porcelain planks (not vinyl) in my home about a year ago and they're darn near indestructible.

I may just rip up the cheap laminate and tile the whole floor with a decent ceramic/porcelain tile to prevent this from happening in the future (plus it'll just look 100% better), but I realize that will be my cost and not the tenants.

For instance, this place already has new kitchen cabinets, granite counters, new windows, new porcelain tile floors, washer and dryer hookup, LED lighting, garbage disposal.

Every time I remove a harvest gold fridge, maroon porcelain toilet, orange carpeting or plaid wallpaper from a very dated home I always wonder, "what on earth were they thinking?!?"

Speaking of rules, I just renovated this with porcelain tile floors throughout, new kitchen cabinets, granite counters, LED lighting.

Porcelain wood look is durable.
