During the webinar, the author mentioned a specific type of loan that offers tax benefits or potentially exempts taxes when used for flipping purposes.

On a primary residence, the child must live in it along with stating officially that they want the exemption within 3 mo I believe.

The ~$13m exemption that you're talking about is combined between gifts during life and value of estate at death, and it is scheduled to drastically decline currently in 2026. 

You are NOT exempt from servicer/trustee/lender calling the loan. 

I think Jaron is referring to the homestead exemption, which gives you a tax break if it is an owner-occupied property.

@Neil Wei, I am also a MF investor in Providence - it's important to note @Luan Oliveira makes great points.The homestead exemption varies by area of Providence.

If I sell, after realtor's fees and homeowner's exemption (500K), I would owe tax on 685K or almost 200k.  

Also want to take advantage of capital gains exemption.
