They can change from street to street, and you wouldn't want to own anything on a street that a great resident doesn't want to live on.My advice would be to take it slow, look at a lot of deals, and always examine 2nd and 3rd order consequences.

Know the school ratings, crime stats, employers, weather outlook... location is most important piece.

It also provided owners with weekly stats on everything related to their property ranging from inquires made, appointments scheduled / canceled, feedback from prospective tenants & leasing coordinators.Worth it, imo. 

Because we invest in Ohio, I've researched various markets (CLE, CIN, Dayton) and looked at the stats on FF.

I'm particularly interested in duplexes or triplexes that might be able to offer positive cash flow within the first year.I've spent countless hours researching cities, examining listings, and analyzing population growth trends, but I'm sure there are hidden gems (cities) I've yet to discover. 

.- Current tenant's history/profile - Public record information pertaining to complaints, open permits, liens, etc. against the property- Current Zoning of the property and surrounding similar-sized lots- Sales comps- Market stats i.e. average days on market for sales and rentals, vacancy rate- Rental comps including price per square foot (ppsf) reports for recent rentals ..
