Will need to know density, parking requirements, can the building withstand building on top, lot size, future planning etc…. depending on how well the zoning and platting dept plays with others!

Health professionals are generally looking for 1-2 bedrooms and even travelers in other professions look for that size unit.

the only way i'd encourage you to invest in one of them though is if you're actually going to put time and effort into visiting and building a team and employing some kind of strategy. 

This in itself is an understated benefit because its a real pain having to explain to a lender, prospective employer etc. why your name is in the docket. 

You're in the business of flipping houses, so any self-employment taxes on the ordinary income most likely aren't being calculated in QB. 

They can also look into local workforce development programs that might help them find new employment quickly.

Rent out to roommates so I employ the "rent by the room" essentially.Pros:insane cash flowif your room offer is much better value than other places to live, tenants will stay awhilea small community can be built when your tenants become friends with eachothernever ending supply of tenants (at least in my area)Cons:CAN BE management intensiveWILL BE management intensive until you gain experience and know how to manageIf you employ this strategy, the BIGGEST risk/liability mitigator is being VERY clear from the start about your expectations and that you will evict if new tenant doesn't follow your rules.With my setup - I furnish the rooms and have all utilities covered. 

Not enough people to generate the demand to sell enough houses for that size property and not enough people for a factory or something to come to because they wouldn't be able to get enough employees from the surrounding areas.Is that a good hunting area?

Then I would immediately focus on mid sized deals.
