I went to college when the investment made sense and it still does for me. 120,000 is a lot of money and the OP is smart for looking at alternatives to just taking out 100% loans.

You should be able to reuse your docs for each deal you do without having to go back to the attorney for a new op agreement etc. 2) Forming a LLC etc is easy.
