We specialize in working with fix/flippers and work with a good amount of out of staters. 

VERY unlikely unless you either source an off-market property yourself or you find a unicorn deal (our last semi-BRRRR was a B-neighborhood property we sourced from an out of town wholesaler in late 2023, but couldn't get all our capital back out on refi).  

This is not the cheap markets but the higher cost markets.This year I added a half bathroom out of existing space in a very expensive area.

This means you must always be able to rent out your properties at faster than inflation rents.

Believe me, things ALWAYS come out, no matter how well litigants think they've hidden them.

If you can get over $2500 per month in Jacksonville on a 300K property, good luck, but if you can, that loan is out there.
