Try and vet them with friends help and see how good they are with returning calls and treating your friends as prospective tenants. 

Whether you're trying to sell or lease the unit, a prospective buyer/tenant will be IMMEDIATELY turned off if the current tenant opens the door and says, "What the heck, I was never told you were coming."

Those policies penalize all future prospective tenants in those markets, and while landlords complain, ultimately accrete value to the landlord at the overall expense of the city's potential.

I manage myself using Hemlane and use a local realtor to help me with showing to prospective tenants.

I've also visited a site and deterred from offering because I won't do tear downs. 

I was able to compile a list of a little over 200 prospects.

Not a solution, but going forward...Have all adult tenant prospects fill out applications which require their social security number, driver's license number, their birth date, their current address and their prior address.

New prospective tenant hasn't signed the lease yet.

It would not be owner-occupied so my concern only goes as far as the area not deterring potential tenants from wanting to move in.

If you want them to show your property to prospects, why would they do so without a contract?
