A combination of mortgage notes for cash flow and desirable properties in high appreciation areas (not cheap, undesirable properties in the Midwest.)

If the capital stack is well-designed (I'm not opining on that because I know nothing about how this stack is structured), the feature of the fund is that 2 under-performing properties or one underperforming market shouldn't take down the whole fund, just be a headwind to achieving the desired returns.Investing in a single-asset syndication isn't a play on multifamily real estate as an asset class. 

I’ve seen investors spread too thin by picking up multiple inexpensive properties in less desirable neighborhoods, only to be hit with constant maintenance issues and tenant turnover.That said, there are still opportunities in the Midwest where you can find properties in stable, growing areas.

Is that less desirable than a property with 5 bedrooms with walls, but less convertible entertaining space that could be used for movies, gaming,etc?

I do that by upgrading the property, making it a more desirable place, which often allows me to get higher rents too. 

Hello All, what are desirable locations / zip codes in Boise for investments in short term rentals / airbnb friendly investments ? 

I was thrilled because she was actually the most qualified and desirable out of everyone I met. 

That is not necessarily true of other amenities like a putting green, unless you’re in a place where that is desired by your guest and can help you stand out (eg Arizona markets).
