Recently, all I am seeing are fix n flip deals, or flips with no fix.In FL there is the "AS IS" contract, and there is debate on BP about assigning contracts in FL, but one of the debaters who are against it, identified paragraph 7 on the AS IS contract as what they use when assigning contracts....

This is a confusing and hotly debated area of rentals!

I am debating on whether I replace the carpeting in the property with a wood look laminate flooring to make the condo more appealing to renters when this becomes a rental property. about 650 sf of the 850 sf is 5-10 year old carpet that is in mediocre shape.

Anytime the leverging vs. paying cash debate comes up, I always say that I completely back leveraging all day long but at the end of the day, if it makes you lose sleep at night, it's not worth it.

On forums that only track posts and not votes/karma/rep/ whatever they call it I see more of the mega-posters with 30-40,000 posts and folks tend to fall right in line with what that individual says, sometimes suppressing debate.

15 vs 30 is a huge debate which can be looked at from several angles.
