@James Daley  You'll need some 'skin in the game' on a deal like this.

Maybe repaint their interior in their favorite color.

If you get a no on any of these questions, you are probably not dealing with a true turn key... and they will not have enough skin in the game to do a good job for you. 

That local partner can then become our eyes and ears who has skin in the game with us. 

I conducted an inspection of the property and found multiple big colorful stains on the carpet.

But many others, especially traditional layouts that need updates, even easy, cosmetic ones that have dark paint, old carpet, appliances, etc., are just sitting, so you won't have as much competition there but may have to take some time to update.     

This property is ugly as-is, and some people truly get upset by an ugly house when they're renting it shorter term, as though it's some reflection on them personally.Good news is that you can paint those ugly rocks and brick the same color, and make it look WAY better. 

Buyer has no skin in the game.

No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.
