.- increase in vacancy to 30%, 40%, 50% (this could be a combination of bad luck: one unit water damaged, one unit tenant trashed, and you have to evict two more - on a 10 unit portfolio that would be tough, even though only temporary)- lower rents (for whatever reason, what happens if rents go down 10% or 20%?)

I will have people that expect to rent my nicely renovated 4/3 3000sf with private pool, fenced yard on a lake for $100/night because they saw some other dump a couple blocks down for that price.

If the security deposit is not enough to cover lost rent, utilities, and damage, you are welcome to sue in small claims court (which most of us have never done).

I have bought notes based on bank saving time legal fees and property damage during the foreclosure process, if you were buying residential paper I would look at the foreclosure timing first if it is like Wisconsin you can get the banks attention if it a very fast moving process like I am told florida is note purchass can be difficult

I imagine it's higher than a typical single family rental considering it looks like the host usually ends up paying for any damage caused by tenants due to a variety of reasons (tenant refuses to pay, damage happened in a common area and it's not clear what tenant caused it, etc.).- Rental loss - PadSplit claims they collect 97% of rents, but I've spoken to a few hosts who have said that a much larger % of their tenants get kicked out owing $500 or more in back rent that is rarely ever collected - what's your experience been here?
