If the property is on a boundary or near the edge of a neighborhood you may need to pull the comps within a mile and then pick out the ones in the same neighborhood as the subject property within a reasonable distance.

I am not sure if the company as a whole is cutting corners to "maximize profit," detached from the concerns of property managers, etc., but the quality of its service evinces a deep disregard for customer satisfaction.

Over time, they raised prices, cut the lead amounts, and had their Internal telemarketing team make the first contact and then tried to "warm connect" us.

Those are a double edged swords.

They may need to cut open the wall to dry it out and prevent mold growth.

I also do post to local neighborhood groups on Facebook periodically but recently have cut down on my social media dramatically (too much drama, arguing, and general hatred towards one another.)That said, when you meet someone for the first time and they say, "What do you do for a living" I've (finally) pivoted to say, "I own a small real estate business" first (instead of after talking about my W2.) 

Cut through the people that can't afford it and get serious buyers only.  

If you set out to do the items I shared regularly you will actually cut down on liability and if a liability event occurs you will be far better prepared.

My landscape boys on hte other hand were smoking while cutting my grass probably at about $12/hr.

If you set up a "checkbook LLC" for your SDIRA, then I believe (check first with your custodian and/or attorney) that you would be able to invest directly as the manager of your LLC (using the LLC's account), without going through your custodian.On the other hand, that ability to quickly invest can be a double edged sword, since I think the delay can be a good thing (it forces me to think more carefully about the syndication and take the time to make sure it's a good investment for my SDIRA).
