The operative word in demand deposits is demand and that's what happened, at a faster rate than their HTM securities could mature/ pay their coupons.

There's products that match or slightly exceed normal stock market/dividend yields but maintain the integrity of your 1031 and don't trigger depreciation recapture.There's even products designed to make provisions for long term passive debt from a 1031 called "zero coupon NNN properties". 

There is no way to save your way to wealth like I was taught (pay off mortgages, save money in the bank, buy things on sale, use coupons) and I don't want to work at my W2 job until I'm 65 or 70.

If debt is your issue explore a zero coupon DST as part of the transition. 

Our sales guy usually gives us a nice discount (15%) plus we also use discount cards and coupons for another 5%-10% off.

There should be an option for that in your payment coupon/online mortgage payment site.

Also may be nice to offer some flyers or coupons from around town for things to do on their day off.

Doesn't do this very often, but gets good value when they do.Cheap - somebody who goes out to eat, gets good service from the wait staff, pays with a coupon and either doesn't tip at all or tips based on the discounted amount. 

What I've done is go to the Post Office get their Moving Package (paper form), in there there is a Lowe's 10% off coupon code, you will have to go online and request it, and you will get it in 30 days (not sure on your timing).
