Think about that, government money spent for a concert instead of those guys training at the firing range or getting other training so that their primary mission of being a warrior become more proficient.

And how well you concert that seller into a deal under contract.

Along with Veer & The Martin, those are two we've been looking at for many of the same reasons - Raiders, Golden Knights, Concerts (T-Mobile, Park MGM, etc...), NCAA tournament. 

If it's blocked out for any period of time, the irs categorizes it differently so we won't block it out but I'd consider raising the rents during that period.That said, it's in North East FL, St Augustine, where the spring and summer is in demand but the rest of the year is not "slow". 2 miles from great beaches, walking distance to the Old Town and National Monument, wedding venues, concert hall, marinas, tourist destination.

Still mad we didn't get to go to that concert (the tickets were a birthday gift to a friend), but at the end of the day I got every penny back.

I used to give them the benefit of the doubt, hoping that my generosity of spirit would be reciprocated with a concerted effort to repay debt.  

If you are already established and are worth millions and you wanted to purchase some of the bank's REO and finance it, they'd probably swoon like a tween girl at a Justin Bieber concert and give you whatever you want. 

Today that 26% knows where to find guns, drugs, government money, legal aid, medical care, food, shelter, concert tickets, and so on.Man, where are your priorities???

So it's not like it's going to be a year round event.I'm sure there will be concerts and other events but that will only account for an additional 6-8 or maybe 12 weekends of use I would imagine?

Some good advice and suggestions above.Keep in mind that lots of people PAY for tickets to events like sports and concerts and theater, and don't go even though they paid.
