I listened to all the previous hearings and the general sentiment was acknowledging that STRs are critical to the area's massive tourism industry and just banning them is not wise for the local economy.

My personal experience after 40 + years in the real estate industry is that “wholesaling” is a very INEFFICIENT AND INEFFECTIVE way to gain knowledge and experience relative to real estate.

For the past 4 years I've been focused full-time on the niche of pre-existing non-conforming land parcels and/or land that is considered undevelopable.Basically, I focus on rehabbing lots instead of rehabbing houses and I have virtually no competition up here in the New England Area.Is anyone else here doing this?  

.- The 203(k) will allow you to bid on properties that need repairs that won't qualify for a traditional mortgage => less competition => better purchase price.You will need to find a great local contractor you can trust to supply the required bids to qualify for the 203(k).- After closing, you can do some of the work yourself to save money, but the program doesn't allow you to pay yourself.You will want to buy a Class B property, maybe Class C+, in an area that seems to be improving.

Sounds like you have thought out a lot of this, but maybe also hold a competition with a cash prize at your closest architectural and design school.Can you build it cheaper than someone like this?  

Strategic management is the difference maker in this industry.

While it's definitely doable here, our market has gotten pretty competitive over the last few years.

This five-year expectation has become the industry norm.

Business is valuable and this has not been a great year for the property management industry.

What is advantageous is someone that is good at underwriting and unbiased (only analyzes the deal based on the underwriting without other emotions).Note i have a fair amount of experience and plan to place a competitive offer tomorrow that the underwriting dictates not placing a competitive offer.
