Right now, DSCR loans are very competitive with what the banks are offering without all the paperwork that comes with conventional financing.

Just do the math and see how it pencils out.....you can look at the local competition and get a good idea how much you will make.

1031 exchange sounds good in theory, but you need to do it in an area and at a time where there is inventory to choose from because once you identify the three properties, you have to close on one of them which is very difficult in a competitive environment.

The market has definitely gotten more competitive, and it’s common to see BRRRR deals over $250K, especially given the high demand/appreciation in the area.

Nashville’s market is competitive, and not every deal will fit the 70% rule exactly.

It is still competitive , but as with all markets there are always deals to be found.
