Managing Class C & D properties is NOT for every PMC!

I myself don't give my opinion about land investing (even though I own land) or large multifamily investing (because I've never owned a multifamily larger than a 12-plex) or commercial real estate or mobile home parks or luxury short-term rentals (even though I own all of those).

The vast majority of properties at their available prices will not meet this requirement.  

Can you get access to the property in advance to verify the condition? 

That makes the investing and property management a LOT easier.  

After years of self-managing our single-family rentals, we decided to hire a property manager to provide full service management.

I have lived in Santa Fe for 5 years and am plugged into the commercial RE market as a full-time investor. 

I am looking for some feedback from others on their success/feedback on unique STR properties.

Is it realistic to ask for and expect to get at least 2 landlord references and 2 tenant references (current clients) if I am a " small time" landlord with one property, not multiple units?

Yes, it is debt tied to a property she owns.
