I have been combing the net for the best competent, productive results, quality, as much as possible automated quality lead generating systems out there marketing on the most powerful sites effectively (FB, Youtube, G +, Linked In, Twitter, etc.  

If you don't know what you're looking at, I'd highly recommend paying somebody to inspect the building for you with a fine-toothed comb!

You need to make sure to have a really solid property inspector go over things with a fine tooth comb and make sure you request any adjustments needed to the sale price while in escrow.

I started listening to BP Podcast about 1 year prior to purchase and started combing the MLS 6 mo prior, this was about the 100th property I analyzed, 7th I offered on, and only accepted. 

In fact I can comb the past sales and I would wager I cant find a single deal of reasonable size with that yield in the last 3 years.If that is the case your example changes.

I would recommend that you comb through these forums, find 10 people who might be a fit for you, call them for a chat, choose 3 to meet with, and depending on how it goes, work with 1 of them.
