Would be an extra step to bill you fees otherwise.

And if you want to be in real estate, while I normally don't tell people they should get their license to be an investor, if you are a good marketer and networker, getting a license can be a good way to pocket some extra money on weekends and evenings, while learning a thing or two about real estate.

Insurance can be an issue as you would technically have to get it in the LLC's name and then you can have a personal umbrella to cover any overages. 

For the states that do allow listings to include a basement in the square footage of the overall living space, there must be an egress and ingress.
