If you had real clarity on what you were after, you would have more clarity on the next steps.  

It sounds like what you are missing is clarity of mission more than math skills.

But the regulations, in the name of clarity, did add some grey to what we thought was a slam dunk, namely, that rentals are generally a business.Of course, the analysis above assumes that these future cases will ever see a courtroom.

Again, I'm sorry that I don't understand the intricacies of how this all works, and I guess what I'm in search of is a bit of clarity and direction of how would you folks structure these assets and how would you go about insuring the assets?  

This should be enough clarity, with better start up options!

Looking to get some clarity on this matter -- a lot of people on BP suggests a percentage method, which I think can be a miscalculation for cheaper and older SFHs because a lot of capex is fixed, but rental income, size of house, vintage of house, type of neighorhood factors into the calculation.

If possible we could maybe do a phone call or video chat that way you can explain everything to me for clarity.
