I'm in Buffalo, NY.

I just learned that one of my tenants in Buffalo has a history of never paying for heat.

I take people into markets before they become publicized like Buffalo and KC are right now and prices get all jacked up.

If an opportunity comes up and I need to fly to Buffalo I will usually need to do it with a little notice."

Flipping in hot markets (like San Antonio) and buy and hold in stable markets (Cleveland, Detroit, Kansas City, Buffalo, etc.).

It is near major cities in several states(cities that are 250 miles or less of Pittsburg: Cleveland, OH,  Columbus, OH, Baltimore, MD, Washington DC, Buffalo, NY).

I don't see any real opportunity for appreciate in the next 5 years but buffalo is really doing well right now so I could be wrong.

@Jim Brown, I'm not normally a fan of that style of house either, but I keep running into them as possibilities here in Buffalo, and I think they all look much better with this roof design piece :) I'd love to add something like this if I end up purchasing a split level/raised ranch.

Run the numbers and you'll probably come to understand what could work and what wouldn't work.IL teams are spread to many cities that have great opportunities for REI, including Buffalo, Syracuse, Louisville, Columbus, and Indianapolis.
