While many gurus glorify the strategies they’re selling through courses or books, methods like BRRRR aren’t easy and can put you in a tough financial spot if you’re not careful.

We actually just had several go in on Livingston ave on the west side where I'd not normally think would be desirable, but they look great and really brought the block up.So I'm a huge fan personally from seeing them go up in my own area.  

Buy not many people can do this and it requires very good book keeping.

That's actually one of my pieces of advice for you... learn how to do your own book keeping so you know your P&L in real time at all times. 8) Hard to say without knowing the value of the place, CC&Rs, as well as any HOA fees/dues. 

I'm quite new as an investor, but with three books by Biggerpockets authors under my belt and plenty of enthusiasm, I'm ready to keep learning and to connect with like-minded people in my area and beyond.

@Jerry Tello I don't know of any books to recommend.
