@Ray Harrell I do agree with you that there are an annoying number of self-aggrandizing, non-useful,  phoney,  Oprahesque posts which show unrealistic, absurdly high margins  on a statistical outlieing flip, rehab, or SVR.  

Does anyone have a recommendation for private/government statistics which have rental vacancies rate broken down by county, town or even neighborhood?

Flabbergasted.What cracked me up about this group, was that one lady boldly questioned, if you are making so much money, why are you here teaching this class?

Statistics show you get more 💰 if you use a competent sales agent. 

That is such a small % less than a fraction of 1% of the exchanges we've done as  to be grossly statistically insignificant.  

Introduce yourself, take them to coffee or lunch and ask for statistics.

Oh everybody will say they can, and some of them are right, but think of the statistic of how many boot camp graduates are not investing in real estate two years later.  

Ask to see records and statistics related to eviction rates.

The shade I like is nothing crazy or bold.

I'm looking forward to not being one of the statistics that "talk the talk" but never take action.
