I mean I had not heard about it as a viable market and I have a pretty good idea of most of the viable markets in the country.. so right there I am thinking wow.then I had done a ton of deals in the deep south and the same homes that were worth 20 to 50k in Memphis were selling for 200k in Charleston same house same condition.. and none cash flowed.. so I knew right there that these were basically all being sold to owner occs and that's where the real money is made in the flipping business unless your going to be a high volume turn key company.So then I am following Boeing pretty strongly being a private pilot.. and I understood they had battery problems with the 787 but they got those worked out..

Current specs are:Purchase/acquisition price: $850,000Development cost something around $850,000-$1,000,000 depending on what we do (around $215/LF of road)Wanting to offer 10% return to investorsAccording to a NATIONAL builder in my immediate area who has built homes around me in major subdivisions...., they are very interested in my project and estimate a take down schedule of 7-8 homes a quarter.

They would know the building codes and the proper application of materials.Yes but anything over a 3/12 can be composition shingles according to manufacturers specs.

if you have NEVER done a build job or spec i think that financing will be your biggest hurdle.also your cash position is quite weak.. sometimes vertical lender will over look experience if you pay cash for the dirt.but leverage and no experience leads to no deal.. this would be a decent deal for a local builder given carrying cost sales costs etc etc.. how much they would cut you in for finding it and providing a little bit of cash is up to negotiation of course.

First is that Yale requires you to push STAR and then 4 number code and most guests forget the star, second it wore out after 1 1/2 years and did not provide enough power to completely close deadbolt even with new batteries.
