Most S8 tenants have a history of bad decisions, often having convictions, evictions, bankruptcies, chargeoffs, collections, garnishments, etc.

If it keeps you out of one bad deal, it paid for itself.

But I'm not sure what would bring rents or housing prices down significantly other than the usual - a big bad recession. 

Example I think an S&P index funds are a bad “risk adjusted” investment.
