I like to use PadMapper app because it aggregates many different listing sites to show a current snap shot.

If you do, I would charge a pet security deposit, a pet fee for processing paperwork (require vet shot records), and monthly pet rent.

Compare my plumber to another "hot shot" developer I know who ended up over extending himself and filed bankruptcy, maybe the plumbers are doing better than that fast growing developer...

I'd also reach out to your prior walk throughs that were interested and let them know the other tenant couldn't move in so you wanted to give them first shot at the place before relisting it.
