In order of their responses off the top of my head (in order): parents (~70%), student related (student loan, stipend, personal education loan, grant/award) probably 20%, insurance claim or related 5%, heir or employer benefit 5%.

In most cases we can rent it in less than two months and it turns into a win for everyone.My attorney at one point told me that Utah judges won't award the full unpaid lease amount--only an amount that would cover a reasonable vacancy which runs around 45 days according to him.This is not legal advise, but the way I understand it, you don't need the clause in the lease to do a buyout.

If the property is not in an LLC, the plaintiff can come after you for the portion of the award not covered by insurance.

We thought we had a longer period of time to make sure my son has a reasonably happy life but it no longer looks that way.My son recently was awarded ssdi [through his deceased fathers earnings]and is waiting for backpay of about 20 grand.
