Not to take anything away from you, but you know the prices of real estate (especially in NY), so I know it may not seem like much, but I think you've overcome the most difficult obstacle and that is going from 0-1.The way I see NY is that it does not meet any basic requirements for investing: it has low cap rates, high taxes, stagnant or decreasing population, anti-landlord laws/sentiment, rules & regulations etc, etc.

Student loan debt and rent spikes will fuel a drive to even cheaper areas within the City and the local owners will embrace it but the tenants will be upset by the gentrifiers because their rents will go up and new, different businesses will push out older, familiar shops.I find it a little ironic that a couple of anti-gentrification folks are resorting to these types of tactics to keep presumably white gentrifiers out of a German neighborhood.

When that need is there, someone is going to fill it.YUP  BP for whatever reason is anti any coaching.. most people I know in the industry some where some time paid for advanced training.but when you have folks with Zero experience and who do not want to apprentice like many do and are willing to pay to get there..
