@Mariya Ilitsky there is a huge boom of multi-family housing occurring in the Des Moines metro.  

I like to go in and just paint, add new appliances, maybe knock down some walls, change the flooring, and boom.

This is a big indicator as there are a few areas where 350k MFH don’t have much traffic, it’s just not the hot & booming areas.

Boom an LLC you control is the trustee and no names to the public other than a company that works for your best interests. 

Atlanta is long-done in my opinion (lots of saturation and better returns elsewhere), the TX cities either don't have cash flow or it's minimal and little inventory left and the appreciation boom already happened, Cleveland and some of those I don't consider strong growth markets so that increases risk, etc.

Things are booming.

Hey Nathanael Cotterell I heard there's a big bubble in the GTA and folks are making $200-300k on high end flips with a turn around of a matter of days to weeks.Curious as to why you're not focusing on that market while the boom lasts given your background...

I don't see as much caution as is warranted by long boom that we experienced. 

And, rent in that area has boomed since then! 

Real estate prices have been booming here for 5 years.
