@John Cooper when you or someone you care about is living in the home it is important to be extra vigilant in choosing tenants.

It's not that big of a deal, but it's just another thing to do that Airbnb takes care of for me for a lesser fee.Just my 2 cents.

Anyone can promise you the moon and the stars, but if you're not careful, you will end up wasting time and losing money.

I don't care much about soap and shampoo, but quality TP is something they will definitely notice.

Be really careful if you go this route, there are some shady actors in this space. 

My approach is when there is that much unreliable information, I either call it a day and walk since I have no idea what comes next or I negotiate to a super deal so that whatever I haven't been told can be taken care of.

I would be very careful about what neighborhoods you invest in, though; Cleveland has some serious war zones. 

@Ryan Duphorn  a  5 /2  and 1920 square feet IMHO isn't a good health care traveler accommodation unless you are in a area with a shortage of housing.
