I think you'll more than make up the price in higher selling price.

I would start by finding areas you actually WANT to live and go from there.Picking a place to call home simply because it has a real estate market that you feel will fit your goals is a great way to end up miserable. 

Live in the multi-family for a year, then move back into your own home and rent out the unit.If if not ideal, it's worth the hassle.

If you are looking to do a refi at the end of the hard money loan, I would suggest lining up that refi company at the same time you are looking for hard money.

I’m thinking with Metro, University Hospitals, and Cleveland Clinic and Case Western Med School in the area, there should be no shortage of travel medical professionals coming to the area!

I'm finding when I look at a given property, I get inaccurate comps in two ways: 1st, a property will show up in the list as a comp to my subject property but have a REALLY low sale value; upon investigation I find that the property acutally hasn't sold in 10+ years but PropStream thought it was comp; 2nd, a property will show up as "Sold" in the MLS status, but all ownership and transaction history tab don't reflect the new data.

Have you had a talk with the PM about this?
