I currently have a 100lb Chesapeake Bay Retriever and I cant even imagine how hard it would be to rent if I had him at the time.

The only issue is that I would be stacking a lot of equity in a multi family and I need to wait to retrieve it back when the financing options are better.That sounds amazing !

He's a rescue, I believe a lab/retriever mix, less than 2 years old.

As a courtesy, presuming you are able to be in contact with the tenant (email, voicemail, text, etc) I would reach out to them and advise what you find out and presuming it is 'the side of the road' I would suggest that they come retrieve what they want as the rest will get picked over by drive by scavengers, etc.What you ABSOLUTELY CAN'T do is let the tenant back into the unit (ie to move their stuff out, or whatever).  

In layman's terms: a low, medium, and a high with regards to whether you're seeking the full value to completely rebuild the property from the ground up, retrieving your initial investment from the lost property via the claim or somewhere in between.

I'm starting things off by calling the local police department to retrieve any information that I can get on the property and its potential tenant/squatter/crack-house manager. 

He works at the same place as my husband so no extra effort is being made to go to the house and retrieve the rent. 

We have an older Golden Retriever and are dog people, but I just keep thinking about younger dogs or dogs that aren't trained well being at the property and destroying things.  

Its a intensely trained golden retriever, lab, or german shepard.
