Most companies I’ve found require all tenants to be on a single lease, which doesn’t fit my plan.If anyone has recommendations for a PM company that allows individual room leases, I’d really appreciate it!

I see a lot of amenities you recommended as amenities that increase the quality of stay which leads to a higher guest satisfaction but doesn't really affect my return.

Would you recommend sending out mailers to a demographic like this once I decide one or cold calling them?

It's not as high performing as what's traditionally recommended (it's still cash flow positive but has a small margin) but that has a lot to do with the high interest rate.

There are many ways to get in the game, but I HIGHLY recommend house hacking with roommates if you can.

I'd recommend going there and knocking on the door of a dozen neighbors to get their feel.
