Not to mention that you will be losing about $250/mth in BAH by transferring from Honolulu to NoVA (I did the math based on E-6 w/dependents) I have seen too many guys just rent it out to other military guys, knowing that they will have the income to cover the rent and banking on a friendship to pay their mortgage.

While cash flow is generally less in “Nova”, it’s a market that is one of the most recession proof in the country because of the number of quality jobs in the area.

By example, San Diego, Encinitas, Carlsbad, and Oceanside, are all STR friendly, whereas Del Mar has banned STRs.

I bought a 6/3 in NOVA DC suburbs (250k during foreclosure crisis, worth about 400k now) and it generates roughly $4000/mo of rent on a 1650 mortgage.
