I did some research say, there is something call " certificate of subordination of federal tax lien", once the lender obtains this, the mortgage company get the senior position of the liens and they will issue the loan.

Also good idea is to get a verification that they have their own workmen s comp insurance, so your not stuck if they get injured on your site, you simply ask them to have their insurance guy send you a certificate of insurance made out to you, for your address your having the work preformed at.

After talking to another PM, I think I will just get lead-safe certificate now and will do lead-free remediation when the condition of the interior is not as nice as it's now.

If you have a well-maintained unit in a decent area, your tenants will want to stay, even if the increase is substantial and it is within market rent.BTW, prior to purchasing, ask the owner for copies of the most recent utility bills, tenant estoppel certificates (signed paper from tenant stating financial terms of the lease) and CLUE report ( A report that lists if any insurance claims have been filed against the property in the last 7 years) to ensure property is insurable.
