I was recently at a meeting where the speaker stated that many investors made their seed money in other ventures such as owning restaurants, a professional career such as CPA, etc.

This plan assumes that I stop at the 10 year mark and immediately begin paying everything down as quickly as possible to then live off the rental income and help my future wife's dream of owning her own restaurant come true.

Watched Marcus Lemonis on the profit and it seem you can invest in food trucks for  a cheap price and put the owner and some workers in there and take a cut of the profit as an investor.The traditional restaurants you have to drive very high sales per sq ft.

The owner buying materials .............is this the same guy that brings his steak to a restaurant and asks them to cook it ?

The Mueller redevelopment has been a strong driver for property values in the area, and looks to continue that momentum with restaurants, Mueller's first bar, and the Alamo Drafthouse all being added either recently or in the near future. 

People don't buy a restaurant without knowing the profit and losses!!

Yeah and if the restaurant industry got rid of all those pesky mom and pop shops and every restaurant was like McDonalds or Applebees the dining customers would be so much better conditioned to accept mediocrity.I know you believe that as a landlord I owe my time and energy to the "charity" of the "Landlord community" to try and make it better.

It's a great location for commercial suites, CVS, or fast food restaurant.

Industry, real estate, restaurant, hotel, media, communication, tech, entertainment the list goes on.Personally I am a major supporter of the value injected into our economy by the 1%.
