I don't know whether or not your ego would allow you to think rationally about my warnings (you may accept them, reject them, or worse pay only lip service to them,), but I see a very good chance that your program will lead to broken friendships and possible ugly legal actions.  

Like you told us we want want something that we would have to guy out as our first property but something that needs some lip stick. 

These words have passed my lips a few times over the last week and a half, "If they can't even get us a bid when they say they will, how could we ever expect them finish the job when they say they will?"

Then I offset the tracing by 1/2 inch because of the "lip" of the burner that sits on the countertop. 

While some investors are very extroverted and open to talking about details and specifics of deals, other take a more tight lipped and private approach by keeping it close to the vest.
