You'll want to take a spreadsheet and create a list of all properties you've purchased...particularly in the last 36 months and include the address, lender, purchase date, either rent you receive or disposition date, how much you sold it for, how much you rehabbed it, etc.

Tell them you want to get into investing and ask them if they know of anyone who might be interested in seller financing.

I’d start by figuring out the cost of the cosmetic updates and seeing how much you could rent it out for.

I know you don't have money for a downpayment yet, but when you do, rent out rooms or buy a duplex or triplex and live in one side and rent out the others.  

I'll actually answer your questions instead of going on an emotional rant like the poster above.The only caveat is that I'm speaking to how things work in my region, and how wholesalers operate around here.
