I tend to invest more heavily in asset types that are “out of flavor” at the moment as there is where I find the best risk related returns.  

So, pick a flavor (LLC/corp, sole prop, etc) - it's still a licensed company.

But, I'm here and will probably stay.However, I'd not move someplace because of the RE market, there's an RE market where ever you go, just need to learn how to profit in it.I'd be more interested in weather, political flavor, medical facilities, schools, the arts, activities, cost of living and economic stability, if those are all good, you probably have a good RE market. :)

These come in a variety of flavors including, residential, commercial, industrial, and on and on.

Again, these questions have a bit of turnkey flavor to them, but they work very well when interviewing management companies.

It's like finding YOUR flavor combo at the ice cream parlor, there is no wrong answers just YOUR answers. 

Fix up and flip is really just another flavor of this, with potentially less risk, and BRRR probably has the lowest risk of the three. 

So many flavors to consider.  

@Chris Mason you are correct about Fannie Mae, but every bank puts their own flavor on their process, you can be qualified under FM and still not get a loan because their internal policy says 'No'.
