@Lauren MerendinoI strongly believe that your chosen market should be somewhere that you can go to in person / have strong personal knowledge of / have family or a network in already.  

The number crunching is probably the easiest part, whereas the networking and deal sourcing are all skills I'd need practice with.

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Cincinnati and Columbus chapters are very active here and nationally and a great resource for networking, recommended contractors/vendors and education.

My network of cpas, attorneys and investors are telling me it’s still worth it because of appreciation and tax benefits.

Networking with local real estate investor groups can also help identify lenders active in your area.
