If I have it set in the lease agreement that any violation of a rental property agreement will be assessed a $100.00 fee, do I need to give the tenant a warning letter for cease and desist first?

@Derrick Holmes, first off, welcome to BP the bestest of all REI sites...I would commence by warning you off of land, as an investor that bought, sold, rehabbed, subdivided and rezoned land both raw and improved, it's by far the trickiest of all real estate endeavors; HENCE more rewarding.

I give one warning and then impose the late fee or give the lease violation letter.

Meanwhile I am camping out in the house; but since the law specifies the redemption notice to the sheriff has to be filed no more than 30 days in advance, or no less than 2 days in advance, I cannot figure out how much warning I will have that I have lost the house and have to be out on the street (another rich homeless person, how weird!).
