Note I am not stating I find this ideal, but if an operator has outstanding performance record, I may be able to tolerate sub-par communication.  

Keep records of all communication, and be prepared to take further steps if necessary.

Here's my thought...I've decided to try the Next thermostat and flow meter to essentially monitor temperature and flow and have record of the usage and estimated BTU usage.

I didn't try too hard, but again, if somebody has had their hand in hundreds of houses you'd think they WANT a real and recorded public presence. 

But you bring up a good point that supply could be at record levels if demand is matching that same pace.

TIAI personally don't like the receipt scanning apps because I think they are overkill and they only account for half the record keeping you need to do.

For instance my 90 lot subdivision at one point I had 90 legal descriptions and parcels on one master deed.. as I sold them off we just deeded them out separately.. its super common especially in older platted cities were lots might have been small like 25 X 100 and someone bought 3 of them and then built one home on all three.. some places they force merge them others you can go back and recreate the Old lots of record.. there is millions upon millions made by those that know how to find shadow plats and bring to life underlying parcels.

This year, when I listed it for sale, it got multiple offers, and we set a new record high price of $705,000 for ~800 sf.
